"Ericks, it's important for you to know that GOOD schools are VERY important to us, and to our family."  I wish I had a dollar for every time I've heard those words over the past 20+ years.

(I have not heard a parent say, "Erick, we want our kids to go to a bad school with bad teachers, discipline problems, hallway fights, and bullies who beat up kids on the bus.  We want our son to learn knife fighting and hand-to-hand combat now so that he can get a leg up on his fellow recruits when he joins the Army and goes to Special Forces training.")

Hey, I have two magnificent teenage daughters who call me Daddy Bear.  I could have chosen to live anywhere in Northern Virginia.  Patty and I did our research, and chose to live in Prince William County so our girls would enjoy PWC schools.

Commuting

Commuting to jobs in and around Washington, DC is common among folks who live in the county.  Prince William county is a popular bedroom community for the DC area because homes are affordable, schools are great, neighborhoods are safe, shopping is abundant, and you'll enjoy lots of fun stuff.

There are two options for commuting: the miserable option that takes a long time, and the options that get you to work quick and easy.

The miserable option that takes a long time is driving alone in your car up I-95 or I-66, creeping in bumper-to-bumper stop-and-go traffic.  Count on 90+ minutes each way on a good day.

The quick easy options are numerous.  The key is to get out of the traffic lanes on the highway and get into the High Occupancy Vehicle (HOV) lanes that are not crowded with zillions of cars.  The HOV lanes really move.... traffic frequently scream 70-80 mph, and folks who insist on driving 55 mph risk getting run over or rear-ended.

You can get on the HOV lanes if you are on a bus, in a vanpool van, on a motorcycle, in a 3+ person carpool, or driving a gas/electric car such as a Prius, or any other hybrid displaying a hybrid vehicle tag.

 

 

 

If you don't join a carpool, or a vanpool, or take the bus, nor drive a motorcycle, or drive a hybrid, you can still get in the HOV lanes with help from our World Famous Slug Lines.  Ask around the office... you'll find "slugs", and keep in mind that everyone who "slugs" was a skeptic until they tried it.

 

 

 

Some folks also use the Virginia Railway Express commuter trains. 
    

Next, let's talk about safety.

Patty and I have enjoyed living in the county because we have owned nice, large homes that have been affordable.  Our daughters enjoyed schools that are among the best in the nation.  We have not been affected by crime, nor do we have concerns about our safety, and our police department is second to none.

Folks often ask me for crime statistics.  I send them to the PWC Police website.

When you choose a real estate expect you to help you, remember... you have options.

I urge you to work with a Realtor who fits your style, someone you know you can trust, someone with whom you can comfortably share your wishes, someone who LISTENS to you and HEARS you. 

Nothing is worse than working with someone who tries to "sell" you something you don't want.

I HATE pushy salespeople.

I don't need some fast-talking slickee-boy sales pitch from some dude who wants to slam-dunk me fast.

I don't need someone calling me, pestering me, telling me, "Buy this house now.  It's a great deal.  Hurry up before someone else gets it.

When a home buyer is referred to me, I invite them to visit with me in my office for an hour before we begin their home search.

When you ask me to help you shop for a home, I want to find out what is important TO YOU.

If I believe I can help you get what is important to you, I will help you.  On the other hand, if you want a home in an area that is unfamiliar to me, I prefer referring you to another Realtor who is the local expert in the area where you want to live. 

At the same time, you get to check me out... learn how I work... find out if we "click" with good rapport.  If you think I am the guy to help you, great.  However, if you don't think I'm a good fit for you, I fully expect you to say so.  You won't hurt my feelings.

Woodbridge Virginia waterfront homes offer you easy access to the Potomac River and gorgeous views from your home, or your own private dock.

Folks moving to the Washington, DC area are often surprised to find out that the vast majority of waterfront land on the Potomac River shoreline is owned in one way or another by the federal government.

Very few waterfront homes line the Potomac River waterfront until you get to Woodbridge

Pretend for a moment you are taking a boat ride down the Potomac River starting at the 14th Street Bridge and moving south.  You'll pass National Airport, National Park land, the Alexandria City waterfront parks, then 9 miles of the George Washington Parkway, followed by Mount Vernon.

     

There is a short stretch of land south of Mount Vernon that is the waterside community called Yacht Haven where a limited number of mid-century modern homes are perched by the water, crowded between Mount Vernon and Fort Belvoir Army Post.

Fort Belvoir occupies a long stretch of waterfront land south.

 

The next opportunity to find waterfront homes below Fort Belvoir is a small enclave homes called Hallowing Point.

Behind Hallowing Point is marsh-lined Belmont Bay where river access is blocked by The Chesapeake Bay Wetlands Preservation Act.

Moving south from Belmont Bay you'll find government-owned land that was once an Army research facility.  Prince William County owns the land, and land-use plans are not yet specified.

You finally reach stretches of waterfront communities as you float past south Woodbridge, Dumfries, and Triangle.
