The buyers with me kept their boat at Tyme n Tyde Marina, just one block up the street, so close they could walk or take a bike.

My team has been helping four families make bids on homes this week.  So we've been out with folks, seeing the dwindling list of homes for sale.

One house out of ten is in move-in condition, other nine houses need paint and carpet, plus numerous repairs.

Woodbridge Virginia Real Estate Market One Year After Tough New Anti-Immigration Laws Enacted

Woodbridge Virginia Real Estate Expert And Attorney Jerry Erickson Shares Facts

While an increasing number of American citizens have been pushing for stricter immigration laws - one county has found that cutting back on immigration can have unintended consequences. Prince William County, Virginia has seen real estate prices collapse recently, and a large part of the falling values has been the result of new stricter immigration laws and a loss of immigrant residents. For more information, read the following article from JD Supra by immigration attorney Jerry Erickson.

Have you noticed that Prince William's immigrants, both illegal and legal, are leaving the county? In 2007, Prince William's foreign-born population dropped 6 percent while neighboring Fairfax County increased its immigrant population by 7 percent, according to the U.S. Census Bureau's American Community Survey 2007. Although a trip down Smoketown Road during rush hour might lead you to believe that the county is as overpopulated as ever, the drop in the noncitizen population is real and will likely continue.

What is the difference between the counties? Anti-illegal immigration legislation. Prince William has it, Fairfax doesn't, and as of December 1, 2008, Manassas decided to follow in the steps of Prince William by requiring the police department to check the immigration status of all persons arrested for a violation of state or local law. 

There are costs and benefits of having one of the fastest growing immigrant populations in the country - and plenty of folks on both sides of the debate. The people of Manassas have watched the progression of the Prince William anti-illegal measures as concerned next-door neighbors. Its citizens have decided that they are willing to take the good with the bad. 

Proponents of the legislation tout the reduction in the number of overcrowded area homes. They are happy to see the demise of many "boarding house" style living arrangements. Proponents also cite the availability to citizens and legal immigrants of now-vacated jobs that had once been filled with illegal immigrants. Job creation, through whatever means, appeals to a wide audience in the current recessive market.

Those opposed to the current attempts by Prince William and Manassas to curtail illegal immigration maintain that such measures negatively impact the local economy and cultural diversity.  In particular, opponents complain that anti-illegal immigrant measures have accelerated the collapse of the real estate market in the community. Opposition groups, like a Prince William stay-at-home moms group, which was recently chronicled in the Jan. 2 edition of the Washington Post, also condemn the anti-illegal immigrant measures because they believe that the measures create a climate of fear and racism that drive legal immigrants from the area.

Partisans on both sides must agree that the effect of the crackdown has been visible. As you drive through the area, it is not unusual to see vacant houses. Businesses have fewer immigrant customers and schools have lost students. Since Hispanics make up the largest percentage of the county's immigrant population, their community has been the most affected.

To be sure, home foreclosures and a declining economy are felt by citizens and non-citizens alike. It's difficult to distinguish the more general effects of the recessional economy from the effects of the county and City of Manassas measures on the immigrant population. Certainly you cannot determine one's immigration status by a surname, but it is still impossible not to notice that the classified section of area newspapers lists property foreclosures in which a large proportion of the owners have ethnic names. On the anti-BVBL blog, operated by the Prince William stay-at-home moms group, a commenter who identified himself as a title examiner for one of Northern Virginia's busiest title companies quoted that 90 percent of the county home foreclosures in 2007 and 65 percent of the county home foreclosures in 2008 were of houses owned by people with Hispanic names. Even national news sources are taking notice of the Hispanic home foreclosure phenomenon in Prince William County. The Wall Street Journal just published an article on the county's Hispanic home foreclosures on Jan. 5.

Who is benefitting from this recent reversal of fortune? Citizens, legal immigrants and especially investors looking for good deals are able to snap up the newly bank-repossessed homes at staggering bargains. After an initial slowdown in home sales in 2007, buyers began to reappear. Total homes sales in Prince William County are up 200 percent. That should be great news for everyone, but here is the kicker, the median sale price has plunged 41 percent in the past year, from $405,000 to $239,000.

This local housing fire sale affects all of us. According to real estate agents who specialize in foreclosed properties, investors have led much of the buying spree. This means more rentals in your neighborhood. You may expect that your taxes should go down with the decrease in your home's assessed value. However, don't get that giant flat- screen television just yet. The reality is that Prince William is looking for a way to increase taxes in 2009 to make up for the budget shortfall caused by the falling home prices.

Like Prince William, Manassas citizens will soon feel the impact of a tougher anti-illegal immigration stance on their wallets and on their housing market. It remains to be seen whether these growing pains will ultimately be healthy for the county and our community in the long run. If it turns out that they're not, we can only blame ourselves.

What you may not have heard about, is the government's definition of first-time homebuyer.
It's a little more relaxed than the name suggests... To qualify, you or your spouse may NOT have owned a home (that served as your primary residence)
in the three years prior to the purchase date of the home.
This does NOT include rental or vacation property.
So pretend for a moment that you owned a series of homes over a few decades.  Perhaps you have

Woodbridge Virginia Real Estate And National Economics

Mortgage applications in the U.S. rose last week to the highest level in three months.

The Mortgage Bankers Association said its seasonally adjusted index of mortgage applications for the week ending April 3 increased 4.7% to 1,250.6 from 1.194.4 the previous week. Purchase volume rose 11% to 297.7, while refinancing applications jumped 3.2% to 6,813.5.

Here Is More Economic Mumbo-Jumbo

According to the ICSC-Goldman Sachs index, retail sales rose 0.6% in the week ending April 4. This follows a strong 1.1% growth in the week ending March 28. On a year-on-year basis, retailers saw sales decline by 0.3% from the week ending April 4.

Amierican Households Are Dumping "Bad" Credit Card Debt

According to the Federal Reserve, consumer debt fell in February by $7.48 billion, or 3.5% at an annual rate. Economists had forecast consumer debt would drop $3 billion in February. Total consumer credit debt in February was $2.56 trillion. In a separate report, Moody's Investors Service stated that uncollected credit card debt rose to 8.82% in February, the most in 20 years.

Sales Of Durable Goods, Such As Refrigerators, Washers, Dryers, Bulldozers Show Confidence

Wholesale sales rose in February for the first time in eight months. Overall wholesale sales increased 0.6% and the sale of wholesale durable goods jumped 2%. Meanwhile, wholesalers reduced their inventories by 1.5% in February. The decline was more than twice as much as the 0.7% forecasted and the steepest since recordkeeping began in January 1992.

Companies Holding On To Employees In Anticipation Of Increased Sales

The Labor Department said initial claims for unemployment benefits fell by 20,000 to 654,000 from the previous week's revised figure of 674,000. The decrease in the week ending April 4 was better than expected. Economists had anticipated claims to drop to 660,000. The number of people continuing to claim jobless benefits rose to 5.84 million from 5.75 million in the prior week.

I watched a few minutes of cable news yesterday.  Each Sunday, I listen to a replay of the Sunday talk shows on CSPAN radio, commercial-free.  When the TV reporters heard guests mention stronger than expected company earnings reports will be announced over the next two weeks, the reporters got heck-bent on injecting fear, uncertainty, and doubt by starting follow-up questions with "Yes, but..."

Dept of ArmyIf you have a VA loan certificate, or you qualify to obtain your certificate on-line from the VA, you can pay zero down payment on homes priced below $730,000 in Woodbridge, Prince William County, or other counties in Northern Virginia.

The extra closing costs with VA Jumbo loans may also be paid by a seller credit so you can still buy zero down, zero closing costs, and cash at closing.

Home Inspection Myth: "A foreclosure buyer cannot have a home inspection."

I am helping a family from Texas buy a home.  Mr. Homebuyer is smart, detail-oriented, careful, and he's a great client.

He heard one of the biggest myths about buying a foreclosed home.  The myth says, "You cannot make the purchase of a foreclosure contingent on the results of a home inspection."

That myth is false, not true.

First, a contingent clause in a purchase agreement is a "kick-out" clause, also called a "bail-out" clause for you after you obtain a ratfied, binding contract to purchase a house.

A contingency clause gives you the right to void a purchase contract, get your earnest money deposit back, and obtain a written release from the Seller.

Here Is A Copy/Paste Of My Email About Home Inspections To Mr. Homebuyer

Dear Mr. Homebuyer, here is a concise overview of how a home inspection contingency protects you: 
    
· The home inspection contingency, like any contingency, gives you the right, privilege, and option to bail-out/kick-out of the contract if the results are not satisfactory TO YOU.

· I urge all home buyers to insert a home inspection contingency, ESPECIALLY WHEN the contract says, "Sold as-is, with no repairs by seller".

Here is how the home inspection contingency works: 

· An inspector of your choice will check the house from top to bottom, inspect the electrical, plumbing, heating, and AC systems; will examine the attic; examine the exterior; examine things you never knew even existed.

· Any deficiencies identified by the inspector will be summarized on a list.

· The list of deficiencies is transferred to a contract addendum, that ends with, "Seller's agreement to repair these deficiencies at Seller's expense, by signing this addendum, shall remove the home inspection contingency.  Seller agrees to have all repairs made by licensed technicians, and provide receipts to Buyer at settlement."

· The seller has two days to give you the answer.

· If the Seller agrees to repair all, everybody's happy, and we move forward.

· If the Seller will not repair some/any/all of the deficiencies, you have two days to think, get bids for the repairs, pray, meditate, and formulate your response.  You may elect to go forward, if you are willing to take the house, and make repairs yourself.  ...OR...  You have the right, privilage, and option to void the contract if the seller declines to repair something/anything/everything.  Void, get your deposit refunded, and the seller is REQUIRED to give you a signed release.

All of the above is spelled out in plain language on the Home Inspection Contingency form in our contract packages.

I'm jaded.

I admit to working in a state of utter boredom sometimes.  If you've seen one Colonial-Box house, you've seen 'em all.  (Yawn)

There are just way too many boring houses. 

Any builder will admit there are only five (5) basic floor plans for a Colonial-Box.  Oh sure, the sizes vary, and some flow better than others, but there are only five basic designs, and each builder offers their own variations of those five basic designs.

Now and then, a house for sale makes me jump for joy, I mean truly jumping up and running around pumping my fist while I lunge forward, just like Tiger Woods when he sinks a birdie putt on the final hole to win the Masters Golf Tournament.

It happened today.

I'm still catching my breath.

My partner, Peggy James sent a listing link in an email this morning with a note that simply said, "Check this out".  Ho-hum, another house.

THIS IS NOT JUST ANOTHER HOUSE!!!

The spacious entry way features a curved glass wall in the center... no... wait... the glass wall is a curved aquarium that is an archetectural marvel.
   

The patio has a fireplace.  Is that cool, or what?  Maybe I could add a fireplace to my patio at my home?
   

The kitchen has top-of-the-line cabinets, appliances, and a glass door pantry.
   

Check out the fireplace with TV above, flanked by lighted display cases.  Cool?

Why would anyone sell this house and leave it? 

I don't know the owners, I don't know their circumstances or their reason to move.  If I owned this house and had to sell it, you'd see skid marks from the heels of my shoes as a team of pro wrestlers dragged me from the house, kicking and screaming all the way.

This is a quiet street flanked by 1970's contemporary homes, you know, houses with T-111 flat panel siding, that give them a California look.
