Prince William County Real Estate And Woodbridge VA Home Sales One Year After Strict Anti-Immigration Laws

Woodbridge Virginia Real Estate Market One Year After Tough New Anti-Immigration Laws Enacted

Woodbridge Virginia Real Estate Expert And Attorney Jerry Erickson Shares Facts

While an increasing number of American citizens have been pushing for stricter immigration laws - one county has found that cutting back on immigration can have unintended consequences. Prince William County, Virginia has seen real estate prices collapse recently, and a large part of the falling values has been the result of new stricter immigration laws and a loss of immigrant residents. For more information, read the following article from JD Supra by immigration attorney Jerry Erickson.

Have you noticed that Prince William's immigrants, both illegal and legal, are leaving the county? In 2007, Prince William's foreign-born population dropped 6 percent while neighboring Fairfax County increased its immigrant population by 7 percent, according to the U.S. Census Bureau's American Community Survey 2007. Although a trip down Smoketown Road during rush hour might lead you to believe that the county is as overpopulated as ever, the drop in the noncitizen population is real and will likely continue.

What is the difference between the counties? Anti-illegal immigration legislation. Prince William has it, Fairfax doesn't, and as of December 1, 2008, Manassas decided to follow in the steps of Prince William by requiring the police department to check the immigration status of all persons arrested for a violation of state or local law.

There are costs and benefits of having one of the fastest growing immigrant populations in the country - and plenty of folks on both sides of the debate. The people of Manassas have watched the progression of the Prince William anti-illegal measures as concerned next-door neighbors. Its citizens have decided that they are willing to take the good with the bad.

Proponents of the legislation tout the reduction in the number of overcrowded area homes. They are happy to see the demise of many "boarding house" style living arrangements. Proponents also cite the availability to citizens and legal immigrants of now-vacated jobs that had once been filled with illegal immigrants. Job creation, through whatever means, appeals to a wide audience in the current recessive market.

Those opposed to the current attempts by Prince William and Manassas to curtail illegal immigration maintain that such measures negatively impact the local economy and cultural diversity.  In particular, opponents complain that anti-illegal immigrant measures have accelerated the collapse of the real estate market in the community. Opposition groups, like a Prince William stay-at-home moms group, which was recently chronicled in the Jan. 2 edition of the Washington Post, also condemn the anti-illegal immigrant measures because they believe that the measures create a climate of fear and racism that drive legal immigrants from the area.

Partisans on both sides must agree that the effect of the crackdown has been visible. As you drive through the area, it is not unusual to see vacant houses. Businesses have fewer immigrant customers and schools have lost students. Since Hispanics make up the largest percentage of the county's immigrant population, their community has been the most affected.

To be sure, home foreclosures and a declining economy are felt by citizens and non-citizens alike. It's difficult to distinguish the more general effects of the recessional economy from the effects of the county and City of Manassas measures on the immigrant population. Certainly you cannot determine one's immigration status by a surname, but it is still impossible not to notice that the classified section of area newspapers lists property foreclosures in which a large proportion of the owners have ethnic names. On the anti-BVBL blog, operated by the Prince William stay-at-home moms group, a commenter who identified himself as a title examiner for one of Northern Virginia's busiest title companies quoted that 90 percent of the county home foreclosures in 2007 and 65 percent of the county home foreclosures in 2008 were of houses owned by people with Hispanic names. Even national news sources are taking notice of the Hispanic home foreclosure phenomenon in Prince William County. The Wall Street Journal just published an article on the county's Hispanic home foreclosures on Jan. 5.

Who is benefitting from this recent reversal of fortune? Citizens, legal immigrants and especially investors looking for good deals are able to snap up the newly bank-repossessed homes at staggering bargains. After an initial slowdown in home sales in 2007, buyers began to reappear. Total homes sales in Prince William County are up 200 percent. That should be great news for everyone, but here is the kicker, the median sale price has plunged 41 percent in the past year, from $405,000 to $239,000.

This local housing fire sale affects all of us. According to real estate agents who specialize in foreclosed properties, investors have led much of the buying spree. This means more rentals in your neighborhood. You may expect that your taxes should go down with the decrease in your home's assessed value. However, don't get that giant flat- screen television just yet. The reality is that Prince William is looking for a way to increase taxes in 2009 to make up for the budget shortfall caused by the falling home prices.

Like Prince William, Manassas citizens will soon feel the impact of a tougher anti-illegal immigration stance on their wallets and on their housing market. It remains to be seen whether these growing pains will ultimately be healthy for the county and our community in the long run. If it turns out that they're not, we can only blame ourselves.

Homes For Sale In Woodbridge More Affordable As Fixed Rate Mortgages Drop Below 52 Year Record

Woodbrige Homes For Sale More Affordable Day By Day

Woodbridge Real Estate Buyers Can Get Lowest 30 Year Fixed Rate Home Loans At 52 Year Low Rate

You can get a home in Woodbridge with the 30 year fixed at 1956 loan rates, or lower.

CNN reported the news in a special bulletin that arrived at my email inbox Friday afternoon.

Super-low home loan rates happen when the market for money is swamped with cash, looking for a place to invest and earn a return on capital.

Swamped with cash.  The market has plenty of capital to place in safe investments.

So we economists (I have a BA in economics from a world-class university... I guess that makes me an economist) see two indicators that say the economy is stronger than the media is pundits claim.

The economy is not in a freefall.

Also, you can get an $8,000 tax credit for first-time buyers if you buy a home in 2009.

Woodbridge Virginia Real Estate Among Fastest Recovering Markets In The Nation

Business Week Magazine Report Shows Woodbridge Home Sales Booming

Woodbridge Real Estate Among The Fastest Growing In the USA

I got a phone call last week from Business Week magazine reporter and columnist, Prashant Gopal.

Mr. Gopal was researching the real estate markets that are knee-deep in recovery mode, with stable prices, and fast-paced sales.

Woodbridge and Prince William County are among the markets he researched that have turned the corner from stagnant to prospering.

I gave Mr. Gopal the numbers.  The numbers speak for themselves.  I hoped he would report the numbers.  However, you will see that he quoted me giving a subjective observation instead of hard facts.

Oh well, at least he confirmed in his article that our real estate market is strong and stable.

Homes For Sale In Woodbridge VA Priced $300000 To $400000 On Quiet Streets

Homes For Sale In Woodbridge Under $400000 Give You Big Bang For Your Buck

Lovely Homes On Quiet Streets With Sunrooms, Garages, Glitzy Kitchens, Finished Basements, Under Ten Years Old

You can get a large, newer home with lots of upgrades, finished basements, 2-car garages for less than $400,000 around the Woodbridge area.

See the link below to get your list of homes with photos, maps, directions, addresses, and descriptions.  You can drive by these homes at your liesure, see the neighborhoods, and proximity to shopping and schools.

When I ran the search for these homes I got 22 homes that match.  11 of those homes are under contract.  I dropped the under contract homes from the list so that you get to see the 11 really nice homes that are available as of today.

I noticed that the homes under contract were typically on the market less than two weeks.  Also, most of the homes that have sold over the past six months have sold AT or ABOVE the list price, with multiple offers.

Now let's not kid each other... the headlines throughout the media are shouting doom and gloom for ALL real estate, EVERYWHERE.

Well, all real estate is local.

Take Miami, Orlando, Phoenix, Las Vegas and California out of the mix, and you'll see that the nation as a whole is experiencing a normal correction that always follows a few years of rapid price increases.

I have NO opinion about the state of our market.

I only have access to numbers and statistics from our local Multiple Listing Service (MLS) and the numbers say that Northern Virginia's real estate recovery is already under way.  Monthly sales are way up, inventory has been declining rapidly all year.

Woodbridge VA Homes For Sale Give You Luxury And Value

Woodbridge Real Estate For Sale Loaded With Glitz And Glamour

Get Your FREE List Of Erick's Prime Home Picks By Clicking The Link Below.

Howdy folks.  See how much bang you can get for your buck right now.

Are you ready to be dazzled?  Do you enjoy living in luxury at affordable prices?  I do.  Of course you do.  If you don't like affordable luxury, go live in a shack and get some therapy.

Here's what happened...

I logged into the Realtor's Multiple Listing Service (MLS) database to see what's for sale around Woodbridge in the $400,000 - $730,000 price range.

"Gee Erick, why did you pick $730,000?  What about a nice, round number, like $750,000?"

Good question.  You can easily get a home loan up to $730,000 right now because FHA, Fannie Mae, and Freddie Mac are backing or making loans up to $730,000.

You can get houses right now with every luxury feature, all the upgrades you could imagine, at prices today that are affordable.

Especially if you get an FHA 4.5% home loan.

My friends who own home loan companies say the phones started ringing off the hook early last week when home loan rates dropped under 5%.

Then, when the rates began bumping 4.5%, their phones exploded.  Phone technicians have worked round the clock over the weekend replacing the phones that blew up with industrial grade phone systems with massive diesel-powered phone systems that can handle the load of calls to loan companies when business opens on Monday.

Woodbridge VA Homes And Real Estate For Sale Offer You A Great Lifestyle

Woodbridge VA Homes And Real Estate For Sale Offer You A Great Lifestyle

Buying A Home In Woodbridge Virginia Offers Home Buyers Excellent Schools, A Wide Array Of Options For Commuting To The City, And Safe Neighborhoods.

Schools

"Ericks, it's important for you to know that GOOD schools are VERY important to us, and to our family."  I wish I had a dollar for every time I've heard those words over the past 20+ years.

(I have not heard a parent say, "Erick, we want our kids to go to a bad school with bad teachers, discipline problems, hallway fights, and bullies who beat up kids on the bus.  We want our son to learn knife fighting and hand-to-hand combat now so that he can get a leg up on his fellow recruits when he joins the Army and goes to Special Forces training.")

Hey, I have two magnificent teenage daughters who call me Daddy Bear.  I could have chosen to live anywhere in Northern Virginia.  Patty and I did our research, and chose to live in Prince William County so our girls would enjoy PWC schools.

You can find out about local schools through two useful sources.

You can Google a variety of services that collect statistics about schools all across the nation.  Here is an example of just one service I found today with a quick search.  There are more...

You can also visit the Prince William County schools website.

Commuting

Commuting to jobs in and around Washington, DC is common among folks who live in the county.  Prince William county is a popular bedroom community for the DC area because homes are affordable, schools are great, neighborhoods are safe, shopping is abundant, and you'll enjoy lots of fun stuff.

There are two options for commuting: the miserable option that takes a long time, and the options that get you to work quick and easy.

The miserable option that takes a long time is driving alone in your car up I-95 or I-66, creeping in bumper-to-bumper stop-and-go traffic.  Count on 90+ minutes each way on a good day.

The quick easy options are numerous.  The key is to get out of the traffic lanes on the highway and get into the High Occupancy Vehicle (HOV) lanes that are not crowded with zillions of cars.  The HOV lanes really move.... traffic frequently scream 70-80 mph, and folks who insist on driving 55 mph risk getting run over or rear-ended.

You can get on the HOV lanes if you are on a bus, in a vanpool van, on a motorcycle, in a 3+ person carpool, or driving a gas/electric car such as a Prius, or any other hybrid displaying a hybrid vehicle tag.

If you don't join a carpool, or a vanpool, or take the bus, nor drive a motorcycle, or drive a hybrid, you can still get in the HOV lanes with help from our World Famous Slug Lines.  Ask around the office... you'll find "slugs", and keep in mind that everyone who "slugs" was a skeptic until they tried it.

Some folks also use the Virginia Railway Express commuter trains.

Next, let's talk about safety.

Patty and I have enjoyed living in the county because we have owned nice, large homes that have been affordable.  Our daughters enjoyed schools that are among the best in the nation.  We have not been affected by crime, nor do we have concerns about our safety, and our police department is second to none.

Folks often ask me for crime statistics.  I send them to the PWC Police website.

When you choose a real estate expect you to help you, remember... you have options.

I urge you to work with a Realtor who fits your style, someone you know you can trust, someone with whom you can comfortably share your wishes, someone who LISTENS to you and HEARS you.

Nothing is worse than working with someone who tries to "sell" you something you don't want.

I HATE pushy salespeople.

I don't need some fast-talking slickee-boy sales pitch from some dude who wants to slam-dunk me fast.

I don't need someone calling me, pestering me, telling me, "Buy this house now.  It's a great deal.  Hurry up before someone else gets it.

When a home buyer is referred to me, I invite them to visit with me in my office for an hour before we begin their home search.

When you ask me to help you shop for a home, I want to find out what is important TO YOU.

If I believe I can help you get what is important to you, I will help you.  On the other hand, if you want a home in an area that is unfamiliar to me, I prefer referring you to another Realtor who is the local expert in the area where you want to live.

At the same time, you get to check me out... learn how I work... find out if we "click" with good rapport.  If you think I am the guy to help you, great.  However, if you don't think I'm a good fit for you, I fully expect you to say so.  You won't hurt my feelings.

I have lived and worked all over Northern Virginia for 30+ years.  Here are my areas of expertise where I am familiar with homes and communities:
Loudoun County
Fairfax County
Arlington County
Alexandria City
Falls Church
Prince William County
Stafford County
Fredericksburg and Spotsylvania County

So long as your home search is focused on any of those areas, I can help you.  If your home search will be outside those areas, I prefer referring you to the expert in the area where you want to live.

Winding Creek Estates In Woodbridge Virginia Is Prime Prince William County Real Estate

Winding Creek Estates In Woodbridge Virginia Is A Premier Prince William County Neighborhood

Woodbridge Virginia offers a ton of lovely neighborhoods, with nice homes on quiet streets and friendly folks.

Winding Creek Estates is among my favorite "newer" or "newish" neighborhoods that offers you huge value for your dollar.

Pulte Homes and Airston Homes built the homes in Winding Creek.

Homes in Winding Creek are airy, open, and filled with light.  Most of the homes in Winding Creek enhance that open feeling with tall ceilings, large rooms, oodles of windows, two-story family rooms, large bedrooms, on large lots.

Most of Winding Creek was built in the late 1990's.  That means you will notice maturing landscape that gives the homes lovely curb-appeal.

Winding Creek has a community pool, tennis courts, playgrounds, trails, and a spirited home owner's association that works hard to bring neighbors together for block parties and fun.

Woodbridge Virginia Homes In Lynnwood Are The Pride Of Lake Ridge Real Estate

Lynnwood In Lake Ridge Offers You A Taste Of Country Living Without The Long Drive

When home shoppers drive neighborhoods around the Woodbridge Virginia area their jaws drop and their eyes pop out when they find the stately homes on large wooded lots in Lynwood.

Lynwood is a sub-section of Lake Ridge on the western side of Woodbridge.

Lake Ridge is a premier planned community of established homes, with five community pools, clubhouses, a golf course, a lakeside park, and four shopping centers.

Most of Lake Ridge is a mix of single family homes on quarter acre lots, and large townhomes in small clusters surrounded by park land.

Lynnnwood breaks the pattern by offering large executive homes on half acre to one acre wooded home sites.

Homes in Lynwood were built in the early 1980's.  Lynwood homes have reached the age when owners have updated heat and AC systems, replaced the rooves, renovated kitchens and baths.

Homes in Lynwood have sold this year for prices $480,000-$509,000.
