The purpose of this post is to clear away the confusion about VA home loans, caused by indecisive bureaucrats running Fannie, Freddie, HUD, and the Veterans Administration.

The current VA no-money-down loan limit is up to $730,000 in Northern Virginia.

Dept of ArmyIf you have a VA loan certificate, or you qualify to obtain your certificate on-line from the VA, you can pay zero down payment on homes priced below $730,000 in Woodbridge, Prince William County, or other counties in Northern Virginia.

The Washington, DC, metro area and associated suburbs are among "High Cost Areas" across the nation, so the VA home loan limit is higher here so that nice folks like you can get a loan that will match market values for homes.

VA home loans up to $417,000 will give you the same low interest rates that are offered by Fannie and Freddie guaranteed "conforming" loans.

When your loan rises above $417,000, your loan is called a "VA Jumbo" loan.  The distinction between "Conforming" loans under $417,000, and "VA Jumbo" loans between $417,000 and $730,000 may be a slightly higher interest rate, and some extra closing costs. 

The extra closing costs with VA Jumbo loans may also be paid by a seller credit so you can still buy zero down, zero closing costs, and cash at closing.

When you buy zero down with a VA loan, the seller can pay some or all of your closing costs.
