I've got fifteen (15) files, associated with fifteen ready-to-buy buyers.  All have made offers on more than one house, and all (eventually) have come around to the fact that multiple bidders are pushing prices up.

Folks, sticking to your price limit, and holding fast to your "wish list" isn't working.

It just isn't working.

Folks who qualify for $550,000 homes, who want to be CONSERVATIVE by limiting their price point to $400,000 for the sake of frugality is noble. 

If you can, in fact, get the home that matches your wish list, at or below your self-imposed price ceiling, that's great.

But the fact is, I've got fifteen folders, holding the hopes and dreams of fifteen families, and the sad news they ARE NOT GETTING IS THE MARKET HAS PASSED YOU BY.

Those fifteen folks are telling us, "Golly, the rooms are smaller than the homes we bid on last summer."

That's because the homes they bid on last summer, are now listing, AND SELLING 20% higher than last summer.

So, If you want to get that fits your wish list, with the size that you want, you have three choices:
1. Let go of your self-imposed low price, and let your loan officer help you move to a higher price range.
2. Move farther away from the city.
3. Lower your standards.

Insanity is doing the same thing over, and expecting a different result.

Those are the three words that describe the way the ENTIRE mortgage industry operated in the early 2000's.

Especially among the "back room" workers who filed appraisals, who chopped up mortgage loans into little-bitty pieces that were spread across Mortgage Backed Securities, and mortgage banks who lost or destroyed vital loan papers.

Here is a story that broke today on the Living Lies blog about an appraiser who shall spend a dozen lifetimes paying restitution.... after a 3-year vacation in federal prison:

Lila Rizk
, 43, Rancho Santa Margarita, California, a former state-licensed real estate appraiser, was sentenced to three years in federal prison and ordered to pay more than $46 million in restitution for her role in a massive mortgage fraud scheme that caused tens of millions of dollars in losses to federally insured banks. Rizk received the three-year prison term after her conviction last summer on conspiracy, bank fraud and numerous loan fraud charges.

Appraisers are independent contractors, and trust me folks when I say that they won't get rich appraising homes.  The typical appraiser earns $55,000 - $89,000 per year gross income.

She shall never obtain an appraiser's license anywhere on the planet for the rest of her life.

Let's pretend for a moment that Lila is fortunate when she gets out of the slammer, and lands an $85,000 per year job scraping chiggers off of dead dogs with a cheese grater.

Uncle Sam will likely garnish 15% of her wages to pay restitution, about $12,750 per year to pay-off her $46 Million restitution.

In just 3,608 years, Ms Rizk will finish paying restitution for her crime.

"So Mr Erick, what does a convicted appraiser in California have to do with Woodbridge Virginia homes?"

The point is, Woodbridge home owners who bought homes in the Go-Go days when values were rocketing skyward may begin getting visits from Deputy Sherrifs carrying Summons' to testify on behalf of the Virgina State Attorey, against the mortgage companies that originated home loans based on inflated values.

Here's the secret industry insiders use to buy and flip luxury homes:  WE DON'T DO IT!!

I received an unsoliced (SPAM) offer by email today, promoting luxury home flipping.  Here is a portion of the message that sounds like a fast track to easy money:

"That means you acquire these homes well below wholesale prices and you flip them to end buyers quickly below market value and keep 10%-20% of the sale price (using none of your own cash or credit because they're short sales)."

"...wholesale prices..."???  There is no such thing as a wholesale market, unless Sam's Club or Costco just opened a new kiosk.

The industry insiders know that "flipping" houses at a profit sounds good, but the fact is, it's too good to be true.

Another quote that may sound delicious to you, but I know from a ton of experience selling short sales, that the following is total Bravo Sierra.... BS...

"(using none of your own cash or credit because they're short sales)."

That statement is false. Geez, if banks would sell me a luxury home, below market, with no cash or credit, I'd buy them. 

You need 20% - 25% down because it is an investment property.  That figure is standard among lenders.

Moreover, "...because they're short sales)." is total nonsense.  "No down payment", has as much in common with "because it's a short sale", as a fish has in common with a bicycle. 

People inside the business see and hear the sad tales of misery and sorrow from "flippers" who woke up one morning with a flipping seizure, heck-bent on making money flipping a house.

It just does not work.

If flipping $Million luxury homes was such a good idea, you could bet we insiders would be buying and flipping.

We don't.

Why?  It is a fast, easy way to lose tens of thousands of dollars.

Now here comes the sales pitch for a slickee-boy salesman who wants to separate you from your money:

"This Wednesday at 9PM ET, we're going to introduce you to the EXPERT in luxury home short sales. His team of negotiators handle all of our luxury home short sales and his team will negotiate your short sales too."

Now comes the phrase that creates a sense of urgency for you to sign-up:

"But he can only work with a limited number of investors. You must be on the webinar to find out how to partner with him."

Did you notice that they intentionally left the NAME of the "EXPERT" out of the ad. Why? Because if they
mention his name, and you Google him, you'll find out he's a crook, ready to steal your money.

"This is an extremely hot topic and this webinar is filling up faster than any webinar we've ever done. Register here while we still have some seats available."

Folks, buying and selling short sales in today's market is a horrible, miserable, time-consuming experience that sucks the air out of the room, leaving you in agony.

As Dad always said, "If it sounds too good to be true, it's false."

Don't fall for these slickee-boy snake oil salesmen.

The only folks making six-figure incomes in the short sale business are the slickee-boys who sell expensive tickets to their seminars.

If you get nothing out of this warning other than JUST ONE THING, remember... industry insiders know buy and flip does not work, otherwise we'd spend our time doing so.

Real estate investing is not for everyone.

Real estate investing is a long-term investment.  The only folks who make money in real estate are educated investors who buy, rent, and hold their properties in their portfolio as cash flow instruments.

How do I know?

I am an investor in real estate, and I've seen "flippers" lose a ton of money.  As we say in Texas, "That dawg don't hunt."

You Can Make Your Home Burglar-Proof With A Few Easy Steps

I Know Lots Of Folks Here In Woodbridge And They Know Me

None Of The Folks I Know Have Mentioned Burglaries In Their Neighborhood, But It Could Happen

I moved to Lake Ridge And The Western Side Of Prince William County In 1983.

Over the past 27 years, I've felt safe from crime, surrounded by neighbors who watch out for each other.

I've taken plenty of 11 PM walks around the neighborhood wearing my "Neighborhood Watch" vest, carrying a flashlight.

In my personal experience as a Woodbridge/Westridge/Lake Ridge resident, I have enjoyed feeling safe any time, day or night.

The few crimes, about which I have heard, have been daytime burglaries, by crooks snatching jewels, cash, credit card statements, and other valuables that may fit in a pouch when they exit the house; your 63" flat screen TV will likely be left untouched.    

There are some really great tips here:
THIRTEEN THINGS YOUR BURGLAR WON'T TELL YOU: I am particularly interested in the part about the wasp spray...

1. Of course I look familiar. I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.
  
2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.
  
3. Love those flowers. That tells me you have taste... and taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.
  
4. Yes, I really do look for newspapers piled up on the driveway. And I might leave a pizza flyer in your front door to see how long it takes you to remove it..
  
5. If it snows while you're out of town, get a neighbor to create car and foot tracks into the house. Virgin drifts in the driveway are a dead giveaway. 
  
6. If decorative glass is part of your front entrance, don't let your alarm company install the control pad where I can see if it's set. That makes it too easy.
  
7. A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom - and your jewelry. It's not a bad idea to put motion detectors up there too.
  
8. It's raining, you're fumbling with your umbrella, and you forget to lock your door - understandable. But understand this: I don't take a day off because of bad weather.
  
9. I always knock first. If you answer, I'll ask for directions somewhere or offer to clean your gutters. (Don't take me up on it.)
  
10. Do you really think I won't look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.
  
11. Here's a helpful hint: I almost never go into kids' rooms.
  
12. You're right: I won't have enough time to break into that safe where you keep your valuables. But if it's not bolted down, I'll take it with me.
  
13. A loud TV or radio can be a better deterrent than the best alarm system . If you're reluctant to leave your TV on while you're out of town, you can buy a $35 device that works on a timer and simulates the flickering glow of a real television. (Find it at http://www.faketv.com/)
  
  
8 MORE THINGS A BURGLAR WON'T TELL YOU:
  
1. Sometimes, I carry a clipboard. Sometimes, I dress like a lawn guy and carry a rake. I do my best to never, ever look like a crook. 
  
2. The two things I hate most: loud dogs and nosy neighbors.
  
3. I'll break a window to get in, even if it makes a little noise. If your neighbor hears one loud sound, he'll stop what he's doing and wait to hear it again. If he doesn't hear it again, he'll just go back to what he was doing. It's human nature.
  
4. I'm not complaining, but why would you pay all that money for a fancy alarm system and leave your house without setting it?
   
5. I love looking in your windows. I'm looking for signs that you're home, and for flat screen TVs or gaming systems I'd like. I'll drive or walk through your neighborhood at night, before you close the blinds, just to pick my targets.
  
6. Avoid announcing your vacation on your Facebook page. It's easier than you think to look up your address.
  
7. To you, leaving that window open just a crack during the day is a way to let in a little fresh air. To me, it's an invitation.
  
8. If you don't answer when I knock, I try the door. Occasionally, I hit the jackpot and walk right in.

WASP SPRAY   
A friend who is a receptionist in a church in a high risk area was concerned about someone coming into theoffice on Monday to rob them when they were counting the collection. She asked the local police department about using pepper spray and they recommended to her that she get a can of wasp spray instead.
  
The wasp spray, they told her, can shoot up to twenty feet away and is a lot more accurate, while with the pepper spray, they have to get too close to you and could overpower you. The wasp spray temporarily blinds an attacker until they get to the hospital for an antidote. She keeps a can on her desk in the office and it doesn't attract attention from people like a can of pepper spray would. She also keeps one nearby at home for home protection. Thought this was interesting and might be of use.

On the heels of a break in and beating that left an elderly woman in Toledo dead, self defense experts have a tip that could save your life.
  
Val Glinka teaches self-defense to students at Sylvania Southview High School . For decades, he's suggested putting a can of wasp and hornet spray near your door or bed.
  
Glinka says, "This is better than anything I can teach them."
  
Glinka considers it inexpensive, easy to find, and more effective than mace or pepper spray. The cans typically shoot 20 to 30 feet; so if someone tries to break into your home, Glinka says, "spray the culprit in the eyes". It's a tip he's given to students for decades. It's also one he wants everyone to hear. If you're looking for protection, Glinka says look to the spray.
  
"That's going to give you a chance to call the police; maybe get out."
  
Maybe even save a life.

Woodbridge Home Grown Musicians Have A New Stage To Play

Bars and clubs around the region offer local musicians a venue to play and sing, just for the fun of it, at what are called "Open Mic(rophone) Nights".

Lake Ridge had NO open mic nights.... until now.

Brittany's Sports Bar now offers open mic night every Monday evening, 8 PM - 11:45 PM.


I played and sang there last night to a lively crowd that was hungry for live music.

Now that I can get my "fix" of open night night singin' and playin' in Lake Ridge at Brittany's on Mondays, I don't need to go up to Alexandria to Tiffany Tavern.

The ringmaster, Jason Masi, plays and sings songs you know by heart with joy and enthusiasm that will get you boots tapping along with the beat.

My open mic song list focuses on humor; fun and funny songs about current events, drinkin', and sailing away to the Caribbean.

Open mic at Brittany's is a new offering at Brittany's.

So if you play and sing, tune-up your guitar and come on over.

If you want to relax and chat with friends over a cold beverage, come to Brittany's where the music is good, but not so loud as to drown out coverstation; you won't have to YELL across the table whilst chatting with your pals.

House of Delegates Bill 2019 (HB 2019) enacted last year required the CTB (Commonwealth Transportation Board) to identify and develop improvement plans for Corridors of Statewide Significance.

The recently CTB-approved Virginia Transportation 2035 (VTrans2035), a statewide transportation plan providing additional capacity to move traffic around the Washington area and connect Dulles Airport with I-95 and other parts of the Commonwealth by the year 2035.

Fairfax Delegate David Albo has introduced legislation directing the CTB to move a Western Bypass closer to reality.
