The seller let us into the house and proceeded to say the scary words, "Follow me".  He commented about the size of the living room; the special molding in the dining room; The renovated kitchen; Then he got to the family room and proceeded to tell a fifteen minute story about his Tennessee marble fireplace.

He talked on and on about how he traveled to Tennessee to hand select the stones; How he lovingly laid the stones one-by-one; How he made the firebox extra wide to accommodate larger logs and produce more heat.

All the while, my purchaser became more and more upset.  Suddenly, she burst out in tears and ran from the house in the middle of the seller's speach about his Tennessee marble fireplace.

Why??

What the seller didn't know was that the purchaser was shopping for a house because she lost her previous home to a fire that began as a flu fire in the fireplace.  The house was a total loss.

Here was the seller introcucing her to her greatest fear.  Like picking a scab on a deep wound.

Had the seller shut-up and left, she might have bought her house.  Instead he scared the buyer to death, and killed the sale.
