Mark and Lisa were transferred to Virginia by the Air Force. Mark would be working at the Pentagon. They planned to be here for at least 5 years, so they chose to buy a home.
They liked new homes, but they didn't have time to have a new home built for them. I shared an important BENEFIT of buying a 2-5 year old home with them: Nearly new homes already have window shades or blinds, window treatments, decks, and patios. They liked that.
So we set about shopping for homes less that 5 year old homes in Woodbridge.
Lisa was surprised to find there were so many homes less than 5 years old on the market in Woodbridge. They had a lot of options from which to choose. All of the homes had sexy kitchens featuring granite counter tops, upgraded appliances, and upgraded cabinets. All of the homes had luxury baths.
Some homes were on quarter acre lots, while other homes were on tiny 1/7th of an acre lots. Mark wanted a larger lot, so that helped cut down on the number of homes to see.
Lisa wanted to know when she would know they found the best house for them. I explained that they would feel it in their hearts; They would feel it in their gut.
Sure enough, the 8th home took Lisa's breath away. Mark felt it too. They wandered around with amazement on their faces. "We can put the sectional here and the TV over there", Lisa said. Mark said,"The dining room is large enough for our furniture from your grandmother to fit."
Time to structure an offer on the house. They would be using Mark's zero down VA home loan. We looked at the comparable houses that had sold in the neighborhood this year and found out that homes had been selling for 97%-103% of list price. I suggested that Mark and Lisa offer the seller full-price, and ask the seller for a closing costs credit from the seller equal to 3% of the price of the house. That way Mark and Lisa could get into the house with no down payment, and no money out of their pocket for closing costs.
The offer was presented, and it was accepted by the seller.
Mark and Lisa went to settlement last Friday and got the keys to their lovely home, with a sexy kitchen, luxurious master suite, and a deck with a hot tub. They camped in the house over the weekend, and the movers came on Monday with their furniture.
