Justin Got His Dream Home In Woodbridge Virginia With Erick Blackwelder
Justin is in his mid-twenties, and he decided it was time to buy a home and stop paying rent, and excessive income taxes. Justin has a good job, that pays well, and he's on the fast-track to bigger opportunities. He needed a tax write-off.

First, Justin had to find out what was most important to him in a home. He knew he wanted a townhouse, close to where he works at Quantico Marine Base. He wanted at least a one-car garage, the kitchen in the back, with easy access to a deck, backing to trees.
I set up Justin on my Homefinder System that scans the Multiple Listing Service (MLS) daily for new listings that met Justin's wish list. When a home came on the market that fit Justin's wish list, the system automatically emailed the listing to Justin.
Justin and I went out house hunting a few times, and he saw homes that fit his wishes on paper, but in real life, they had some drawbacks that Justin could not live with.
On our third time out, Justin and I walked into a stunningly beautiful townhouse in River Oaks. The home was decorated by the owners like a model home. The walls were painted warm tones. The main level had hardwood floors throughout the living room, dining room, family room, and kitchen. It had a two-car garage. The bedrooms were big and the upper level ceilings were vaulted, making the rooms look extra-large.
I did my research and found out that the sellers were motivated to sell because they had a new home being built, that would be ready mid-August, and they needed the townhouse sold before they could close on the new home. So we went in with a price $5,000 below the seller's asking price, and asked for the sellers to credit to Justin $9,500 at closing that he could apply toward his closing costs. I was expecting a counter-offer, but the owners took the offer we wrote.
The home inspection did not reveal any major flaws that needed repair.
We went to closing August 15, 2014. Justin got a beautiful three bedroom, two-and-a-half baths, a two-car garage, and a deck off the kitchen with a new gas grill from his buddy, Jim.
