Mistake 4. You play tour guide when potential buyers come see your house. I've seen some sellers give guided tours, with comments about this feature, and that feature, and I can tell you with confidence that you are intimidating the buyers. When an agent brings potential buyers to see your home, ask the agent to lock-up using the key in the lockbox, then go for a walk... or go grocery shopping... or run your errands to Lowes and Walmart. Leave the buyers alone to see your home without feeling pressured.
Mistake 5. Offer the selling agent at least 3% of the sales price for selling your home. Commissions are negotiable between you, the seller, and your listing agent. I can tell you from experience that I've seen agents pull and print listings for buyers that pay 3% or more.... they enter criteria in MLS searches that look for homes that pay 3% of the list price or more. If you're paying 2.5% or less, you'll miss the meat of the market.
Mistake 6. Change your mindset about your home. Your house is not your home. Your home is your family and all the decor that moves with you when you move to your next home. You're not stlling your home. You're selling a house. You'll make better business decisions if you think of your property as a house you're selling, not the home that has nurtured you.
