Some homes are selling fast, while others are selling slowly.  That's why the average and median days on market are 81 to 120.  If your house is in picture perfect condition, you can expect it to sell in a week or two.  If it is cluttered, needs work, or is dated, you can expect to wait until your price is adjusted downward to meet the market.

When you price your home according to its condition, you can expect a fast sale.  If your house needs work, or doesn't show well, you'll need to adjust your price to a level that the market will accept.  You will not get top dollar or a house that is in mediocre condition.

The statistics in this post do not include new homes.  According to Ryan Homes and NV Homes sales representatives, new homes are selling briskly.  For example, Potomac Shores opened for sales in September of 2013.  Since then, over 80 homes have sold through the end of February.  That's over 13 home sales per month.
